People & Places (P&P) has officially launched construction on the first phase of its landmark development, Hills of One, located in Sphinx City, following the signing of a major construction contract with Arabtec and Alamar, two of Egypt’s leading contracting firms. This initial phase includes the Boulevard Hills and North Villas zones, with a total construction cost estimated at EGP 1 billion. The signed contract covers EGP 270 million of that value, with additional contracts to follow in succession as part of the overall phase execution. Construction works officially commenced in September 2025, with a planned timeline of nine months for this initial segment. The first batch of residential units is scheduled for delivery in 2028.
This strategic partnership follows an extensive bidding and tender process, through which Arabtec and Alamar were selected to spearhead construction efforts. Their appointment marks a significant step toward accelerating project timelines while upholding the highest standards of quality and craftsmanship; elements that define the architectural identity of Hills of One.

Strategically located in the heart of Sphinx City, Hills of One spans 168 acres, with total investments projected at EGP 35 billion and anticipated returns reaching EGP 45 billion. The development stands out for its collection of luxurious single-storey villas, designed with meticulous attention to detail to seamlessly integrate indoor and outdoor spaces; offering residents a distinctive, elevated living experience.
Hills of One reflects P&P’s strong emphasis on hospitality as a cornerstone of community living. The company is investing over EGP 9 billion to redefine modern living through experiences that go beyond traditional residential offerings. Among these is The Gray Residences, a hospitality-branded cluster developed in collaboration with Campbell Gray Hotels & Resorts, featuring 158 branded residences. Additionally, the Sphinx Plaza zone; the project’s commercial hub, will house a 180-room hotel and 180 branded hotel residences, forming an integrated hospitality destination at the heart of the project.
